Each suite is colour co-ordinated in a most pleasing décor and arranged with an entrance lobby with louvre door storage and wardrobes, fridge, double or twin beds, a fold up divan bed ideal for a younger family member, sitting area with TV, Wi-Fi and doors to private terrace with table and chairs. Each unit has central heating radiators, ceiling fan, tea and coffee making facilities, luxury shower room with spacious walk in shower, bidet, wash basin, low level WC, towels etc.

These two suites are stylishly presented having an open plan living room with a sitting area, dining area and fitted kitchen, a separate double bedroom and luxury shower room with spacious walk in shower, bidet, wash basin, low level WC. towels etc. both units also have a fold up divan bed. As with all the other suites, there is tea and coffee making facilities, TV, Wi-Fi and doors to the Sun terrace.

LETTING SUITES 9-12

Great family suites stylishly presented as would be expected and are arranged with kitchenette/diner, sitting area with TV, two double bedrooms or one double and a twin bedded room, one of which is located on a mezzanine floor, luxury shower room with spacious walk in shower, wash basin, bidet, low level WC., towels etc. The two end units have an extra Sun terrace leading directly out from the double bedroom. Each unit also has a fold up divan bed. As with all the other suites, everything is provided including tea and coffee making facilities, Wi-Fi and doors to sun terrace.

BAR AND CAFETERIA

Lovely inner seating area near the kitchenette/servery that makes and prepares the buffet breakfast and small bar/servery also dispenses coffees and drinks prepared throughout the day and into the evening. The actual ‘restaurant’ area is lined with floor to ceiling glass panels and doors. During the season, the doors are opened out so that the breakfast area expands into the adjacent garden area, a great place for guests to enjoy alfresco meals.

WAREHOUSE 10m x 7.5m (32’10” x 24’7”)

The warehouse is spotlessly clean with a tiled floor and folding shutter door entry. Within the warehouse is a walled off area with the oil fired central heating boiler, water heating and management system. There is also a bank of washing machines for handling the laundry generated from the hotel and there is plenty of space for the ironing and storage of linen etc. The warehouse acts as a general store and larder to the hotel.

SWIMMING POOL AND LAKE

A very attractive ‘L’ shaped Salt Water pool with Roman end steps. The swimming pool is cleverly set into a ‘Bio’ lake which has many beautiful lilies and water fountains, all of which are surrounded by plantings of Papyrus, Pampas and other ornamental grasses. Around the pool is a sun deck and the entire area is further surrounded by manicured lawns with attractive and colourful flower borders.

OWNERS ACCOMMODATION

Having a very large living area comprising a lounge dining area and modern fitted kitchen with quality appliances. The lounge has a wood burning stove and double doors out to a sun terrace. A door leads from the dining area to an inner hall that gives access to the double bedroom, a separate shower room and a second bathroom with a Jacuzzi bath, both have low level WC’s, wash hand basins and bidets.

PARKING

There is extensive parking to meet the needs of all the hotel guests and there would be enough space available should the arrangement be increased with the introduction of the tents. Access to the hotel is through electrically operated gates.

BARRAGEM

Below the ‘Bio’ lake is a further larger lake landscaped around the edge with attractive displays of grasses. This area could be exploited with a few high quality tents that could be let out during the high season. Provided these tents are set up on a removable wooden floor, they will then comply with the National Parks regulations.

GARDENS AND GROUNDS

Along the driveway and many of the paths are neatly maintained hedging of colourful flowering shrubs interspersed with further well stocked flower borders. This presentation ‘frames’ the entire look to this wonderful peaceful location. There are walks around the grounds through Eucalyptus and Pine forests and there are the beginnings of a fruit orchard. Around the three ‘farmhouses’ are mainly smooth lawns with ornamental trees and flower borders. A fenced children’s play area is in a shady spot under the Pine trees.

ADDITIONAL LAND

There is a further large area of flat land across the small road opposite the Hotel entrance that is not currently used, but would be ideal for many rural activities including horticultural pursuits, paddocks for keeping horses or grazing animals on the rich Spring grass.

THE BUSINESS

This is a properly established and thriving business with up to date accounts that will be available to serious buyers only with proven funds. The hotel attracts a lot of repeat business and has a high grading from Booking.com as well as TripAdvisor, but now the owners are wishing to retire. The turnover is excellent, but can be increased hugely with the addition of luxury tents and expanding on the food and drink side. Everything is fully set up and is running as smooth as clockwork; a new owner can just step in and seamlessly carry on with this established business with bookings already in place for the 2018 season. It should be noted that the hotel currently only operates on an 8 month opening schedule.

POTENTIAL

In the hands of a younger new owner, the whole aspect of food and drink can be expanded further with a mobile BBQ/Kitchen and a separate Mobile Bar that can be set up by the pool area and in different locations, as required. Having these facilities being mobile dispenses with having to obtain approval from the National Parks authority, which will not be forthcoming and this method will save on construction costs allowing for more adaptable usage on site. Being able to offer more food and drink might be useful in exploiting the lucrative Christmas holiday market.

GENERAL POINTS

The property was constructed in 2006 using natural materials with Adobe walls that give the property excellent insulation, helping to keep it cool in the Summer and warmer in the Winter. All the units have tilt and open doors, double glazing, radiators and fans. The three traditional farmhouse style buildings are set around a large expanse of manicured lawns that also have the swimming pool and ‘Bio’ lake. There are SOLAR PANELS that augment the electrical supply and a warehouse that contains the oil fired central heating and water management system. There is plenty of space in the grounds for all sorts of games including pool, table tennis, there is an enclosed children’s play area, and lots of shady walks through the trees and down to the second lake. From the hotel, there are superb coastal walks. The hotel can arrange for cycles, local horse riding and other activities. The beaches in this area are stunning and are well renowned for their cleanliness and beauty, eagerly sought by the younger generations for surfing and kite surfing. The hotel provides Satellite TV and Wi-Fi facilities around the property.

The property is freehold with mains and solar electric, Borehole water and private drainage. The village of Odeceixe is within 4km, with bars, restaurants and mini markets, 15 mins drive to Aljezur, provides all modern conveniences including Supermarkets, Markets, Health Centres and Schools. The stunning Odeceixe beach is just a 10 minute drive.
